A new Domino’s restaurant is planned for Miamisburg.

A concept layout plan submitted for the nearly 1.5-acre property at 88 S. Gebhart Church Road proposes for a nearly 1,800-square-foot Domino’s on the site. A single-family home previously there was demolished in 2013, according to the city. The site has since remained vacant.

Located at the northeast corner of South Gebhart Church Road and Ohio 725, the site had been planned for a medical office building, but that project is no longer moving forward.

“We have a store that’s on Central (Avenue in Miamisburg) and ... we need a bigger location,” said Chris Schlater, a franchisee of 19 Domino’s locations in Southwest Ohio and in Indiana.. “That (storefront) is about 1,000-square-foot store and it’s probably 30 or 40 years old, so it’s time for a new look and a new location.”

The city’s planning commission recently voted 5-0 to recommend approval of rezoning two South Gebhart Church Road properties to allow for “development of an Eating Establishment, Carryout/Delivery (Non-Drive Thru) use,” a classification not permitted under current zoning.

An ordinance that, if approved, would rezone the site is slated to go before Miamisburg City Council at its Sept. 6 agenda.

If approved, construction on the project would launch in early 2023 and likely would be completed by late 2023 or early 2024, Schlater said.

The new location will employ as many as 40 employees, whereas the existing location employs approximately 25 people, he said.

“Once we move, we think that’s going to accelerate that store’s growth, just because it’s going to be a newer and nicer location then wear we are now,” Schlater said.

The location on the corner of South Gebhart Church Road and Ohio 725 was chosen for the new restaurant because “we’re all about what’s easiest, in and out, for our customers and our drivers,” he said.

The new building will feature Domino’s most modern store design, Schlater said.

He declined to provide the estimated overall cost of the project.
