Cassano’s becomes the first commercial tenant of a new Dayton development. Here’s where it’s going.

Cassano's Pizza King is planning to move to the new Flats at South Park, located just up the road from its location by the University of Dayton, city records indicate.

Cassano’s has a store in a ground floor space at 1200 Brown St. It moved to the space in 2013 from its former home at 1043 Brown St., which is now Bourbon Street Grill & Cafe.

Cassano's will occupy about 2,000 square feet of space on the first floor of the Flats building, becoming its first commercial tenant, said Danielle Kuehnle, director of new development sales and leasing with Oberer Realty Services.

The Flats, located on the 400 block of Warren Street, offers 10,500 square feet of street-level commercial space, and a lease is being finalized for another restaurant-oriented business on the northern end of the building, which features a drive-thru, she said.

Oberer will turn over the space to Cassano’s in August and the build out is expected to take a few months, she said. The Flats probably will have as many as five tenants.

“For us, being able to finalize these two deals makes us feel like we have a good market presence,” Kuehnle said.

The Flats offers a great location that captures traffic from UD and Miami Valley Hospital and adds to the significant development activities in and around downtown, she said.

The pizza chain, founded in 1953, has more than 30 locations across the region. The Cassano’s relocation on Brown Street in 2013 was prompted by the desire for a larger and newer space.

Warren turns into Brown Street as it extends south into the UD campus.

The Flats offers 43 “luxury” apartments on the upper floors of the building, which opened earlier this year. The apartments are now 95 percent occupied, Kuehnle said.

The building is the first phase of a housing project for an area east of Warren Street that includes property that formerly housed the Cliburn Manor public housing development. Future plans include condos and townhouses.

Oberer Realty hopes to get a full-service restaurant for the southern part of the building, which has a patio. Other tenants could include service businesses.
