More ‘upscale’ housing proposed near downtown, UD

Potential home buyers who want to live in Charles Simms Development’s newest downtown housing project — urban townhouses near Warped Wing Brewery — had better act fast.

Seven out of the eight City View town homes that are under construction have already been purchased.

Work begins on City View’s second building, containing six homes, in the next 30 days, and interest in downtown housing remains very high, said developer Charlie Simms, of Charles Simms Development.

Located at the corner of Patterson Boulevard and Fourth Street, City View’s townhouses feature three stories, three bedrooms, 3.5 baths, rooftop terraces, oversized windows and two-car garages.

The first City View building contains eight units. The second will contain six more.

The price range is $325,000 to $375,000, and the homes offer 1,800 square feet of space, plus the rooftops.

City View represents a new style of product for Simms, whose five previous downtown projects were brownstones and traditional-style homes.

The exterior of the new homes are a contemporary urban design, with brick and vertical panels.

Downtown housing is hot, and sellers are fetching higher prices for condos and town homes, thanks to increased demand and a limited number of units on the market, officials say.

Developers say they do not expect the housing demand to recede any time soon.

Earlier this week, the Dayton Daily News exclusively reported that the developers of the Flats at South Park want to create about 30 new condos along Warren Street, just north of the Brown Street business district.

Developer Oberer Thompson Co. originally proposed building a smaller version of the Flats building, which has several floors of housing and commercial space on the ground floor.

But Bill Hibner, director of construction services with Oberer, said people are looking for condos in or near downtown and this project is directly in response to market demand and conditions.

The condos would likely sell for between $250,000 and $300,000 and would offer 1,500 to 2,000 square feet of space, he said. The units would be spread across three floors.

Many people want to live downtown, and this new product would test the appeal of being near — but just outside of — the center city, he said.
